Ashtons Letting and Property Management team are fully qualified and experienced to support landlords with letting their property in York. If you’re thinking of investing in a property to rent, but don’t quite know where to start, read our introductory guide on how it all works.
First, ask yourself, is my property ready to let? Your goal is to receive the maximum possible rental for your home so make sure that both the interior and exterior are in good condition and well presented ready for prospective viewings.
Most landlords choose to pass the responsibility of finding a tenant onto an experienced local letting agency. Letting agents have the advantage of being able to expose your property to the widest possible audience. Ashtons Lettings uses a mix of both traditional advertising and popular online platforms, as well as focusing on creating professional images and a strong description for your property.
Once we have agreed a tenancy, our property management team will manage the property on your behalf. We have a range of property management services at Ashtons to help take the stress away from having to manage the rental property yourself. View our property management services here.
While there are unlimited benefits to letting a property, it is important to make sure that you have thought about everything before taking the leap.
Take the time to calculate the costs so you have a good idea of how much you could make each month (mortgage repayments, furniture and furnishings, solicitors fees, insurance, etc.).
Understand your legal responsibilities as a landlord. Most of these will be looked after by your property manager at Ashtons Lettings, but is it important to be clear on the management package you have opted for.
Make sure you have a clear understanding of your tax liabilities as a landlord and consider meeting with an accountant if you’re not too sure.
